Condo Deconversion Renovations
When a condominium building is sold in bulk and returned to rental, the new owner inherits units in every condition, from original builder-grade finishes to recent owner remodels. 3F Construction helps deconversion buyers turn those buildings into consistent, competitive apartment communities, renovating units, lobbies and amenities on a schedule that fits the business plan.
3F partnered with The Wolcott Group on River City in the South Loop, the largest condo-to-apartment deconversion in Chicago history. Over about three years, 3F helped design and renovate all 448 residential units and completed substantial building upgrades, including reconfigured kitchens and bathrooms, custom closet systems, LVT flooring, new doors and trim, and in-unit washers and dryers.
Our team is led by real estate developers, so we help owners price renovation scopes against achievable rents before work starts, whether the building has 20 units or several hundred.
Renovating After the Bulk Sale
In Chicago a deconversion requires approval from 85% of unit owners, and some former owners often stay on as renters. That means most deconversion renovations happen in occupied buildings. 3F applies the same approach we use on value-add projects: we move from apartment to apartment as units come available, coordinate access and resident communication with property management, and keep common areas open throughout construction.
We standardize finishes across units so the building leases as one product, add features renters expect such as in-unit laundry, and reposition lobbies, corridors and amenity spaces. Direct material procurement and production renovation techniques keep per-unit costs down, and web-based tools such as Procore give owners clear reporting from the first unit to the last.
Condo Deconversion FAQs
What is a condo deconversion?
A condo deconversion is the bulk purchase of all the units in a condominium building, after which the association is dissolved and the building operates as rental apartments.
What does a deconversion renovation usually include?
Standardizing finishes across units, kitchens and bathrooms, plank flooring, lighting, in-unit laundry, and updates to lobbies, corridors and amenity spaces.
Can you renovate while residents still live in the building?
Yes. Former owners often stay on as renters, so we sequence work apartment by apartment and coordinate closely with property management.
What is the largest deconversion 3F has worked on?
River City in the South Loop, where 3F helped design and renovate all 448 units for The Wolcott Group.
Can you help before a purchase closes?
Yes. Through our preconstruction services we can help estimate renovation scope and budget while you evaluate a building.
