Adaptive reuse converting 24 office suites into 66 residential units at The Smith in River North.
The Project
Located in Chicago’s River North neighborhood at the intersection of West Erie Street and North Franklin Street, The Smith at 223 W. Erie Street is an adaptive reuse project transforming a largely vacant seven-story loft office building into a 66-unit residential community. Originally comprised of 24 office suites, the building will be reconfigured into a mix of 31 studios, 24 one-bedroom units, and 11 two-bedroom units ranging from 478 to 1,229 square feet, including 13 designated affordable units. Led by Concord Capital in collaboration with Kennedy Mann, 3F Construction was hired as the renovation partner for The Smith, preserving ground-floor commercial tenants while introducing modern residential layouts and a shared rooftop deck. Exterior repairs and selective restoration will maintain the building’s historic character, including retaining existing fire escapes as architectural elements, as the property is repositioned to meet the growing demand for housing in River North.
