3F Construction was engaged by 36 Management to assist with design, value engineering and renovation efforts to transform this extremely dilapidated and blighted property into a modern, market rate apartment community. This very unique property consists of 82 apartments, 6 garages, and is 4 stories constructed with cast-in-place concrete. Each tier has its own vintage elevator for resident access. Leveraging 3F's extensive experience with production-based, value-add renovation and its ability to procure material from overseas and in bulk, ownership was able to introduce finishes rarely seen in this market at a discounted cost to market. Finishes include 24"x48" porcelain tile-clad walls, wide-plank, high-quality laminate flooring, pre-fabricated quartz countertops and custom Turkish-made cabinetry.

Like many of its projects, 3F worked with ownership for an extended period designing, value-engineering and planning the project in advance to improve overall execution.
