This project involved the adaptive reuse and full-building renovation of an existing mixed-use property in Evanston, featuring residential apartments above ground-level retail. Completed in collaboration with KC Capital and Converge Architecture, the scope included comprehensive upgrades to residential units and common areas, all-new plumbing, electrical, and HVAC systems, and selective layout reconfigurations to improve functionality and livability.

As a core specialty of 3F Construction, this adaptive reuse project delivered a fully updated, code-compliant building positioned for long-term performance and tenant appeal while preserving the character of the original structure.
