Gut Renovated Mixed-Use Apartment and Office Building

Located at the corner of Lake Street and Justine Street 202 N Justine St, Chicago, IL 60607, this property was scheduled for demolition by the City of Chicago due to its state of disrepair.  A fire, years prior, ravaged the inside of the property and left it exposed to rain and snow for several years.  3F was hired to save the property from demolition and bring it back to life.

The front building has commercial space on the ground floor and (2) two bed. two bath residential units on the second floor. The coach house along Justine was previously residential but lost its zoning due to vacancy. 3F gut renovated the coach house and reverted it back to a commercial use. The front building underwent extensive renovations and repairs.

Renovations of the front building started with structural repairs to the floors on both levels and digging out the basement to add two feet of height. After stabilizing the building and repairing the masonry, 3F fully renovated the building with all new mechanical, electrical, and plumbing systems. The commercial space was built out with enclosed offices and a conference room. The second-floor features (2) condo quality residential units with exposed brick walls, in-unit laundry, gourmet kitchens, and new baths.
