SITUATION
3F Construction was contracted to handle the complete renovation of this multifamily project on budget and on time.

CHALLENGE
A total renovation of a three-story multifamily building with six two bedrooms, one bath units were needed.  The renovation included all new mechanicals, plumbing and electrical systems, kitchens, baths, drywall, doors and trim, interior paint, and hardwood floors.   3F Construction successfully managed the rezoning of the property for strictly residential purposes and converted the existing commercial space into an apartment.

SOLUTION
3F Construction initiated a meticulous on-site construction plan and with the use of PROCORE®, we were able to streamline construction project management.   Complete synchronization between ownership, management, subcontractors, and supervision in the field enabled project execution.

RESULT
The six two bedroom, one bath apartments completed and rented within 2 weeks of marketing for lease.  Ownership exceeded proforma rents by 10%.
