3F Construction was contracted to transform a condemned, frame 2-flat into a luxury single family home of the finest quality.
The existing, frame 2-flat was condemned by the City of Chicago, and subject to a court-mandated, Order of Demolition. The City of Chicago was taking action to have the property completely demolished, which would result in new construction that was much smaller than the existing structure. 3F was consulted and contracted to deliver a 5 bedroom, 4 ½ bathroom luxury single family home located in Avondale on Chicago’s Northside. The renovation included a complete gut renovation and involved major structural work including replacement of all interior walls, most of the exterior walls, all floor joists and excavation/underpinning of the existing foundation system.
3F managed the design process with a local architecture firm, engaged a local litigation firm and project managed the successful removal of the court-ordered demolition of the property. This process required supervision of the permitting and construction process with both the Department of Buildings as well as the City’s Strategic Task Force to ensure that all life-safety and code compliance has been met under the renovation plan.
This luxury, five bedroom, 4.5 bath home was built to perfection and set a new record for a sales price of a single-family home in the neighborhood. Features include an open floorplan with 3,500sf of living space on 4 floors, a new 2 car garage, spa quality marble master bath. shaker cabinets, quartz countertops, and high basement ceilings. The project was completed in 12 months from the point of client’s acquisition thru removal of city violations and closing of the sale to the new buyer.
